Curb Appeal

You may have heard how important first impressions can be. But did you know that within 15 seconds a buyer has developed an opinion of your property? This is why establishing the right first impression is critical to achieving a successful sale.

The following is an outline of those elements which create the overall first impression:

Exterior
Your property’s landscape is not limited to the lawn and shrubs, but encompasses everything from the street to your doorstep. For this reason, you must make sure each component of the visual landscape looks its best. The real estate industry refers to this as “Curb Appeal”

  • Sweep your sidewalk and if needed remove the weeds that may be growing between the cracks
  • Remove newspapers, bikes, and toys
  • Trim back shrubs and the lawn should look healthy
  • Apply fresh paint to the fence and outside of your home
  • Clean windows
  • Make sure the roof and gutters are in good condition. The roof may be the single most important aspect of your home front

Confidence – Home Warranty

Did you know you can buy a Home Warranty to cover repairs while your home is listed with us? With Coldwell Banker, you can!

No one can predict the life expectancy of a furnace, air conditioner, water heater or even an appliance. The older a mechanical system is, the greater chance of it breaking down. Even new equipment can be faulty and costly to repair. That’s why you need a home warranty.

The Coldwell Banker Home Protection Plan gives home buyers peace of mind about their purchase, knowing that covered* systems and appliances are protected for 12 full months against the high cost of potential repairs. This confidence in the home and the Coldwell Banker Home Protection Plan can translate into a better chance of selling faster, and selling closer to the asking price.

As an added benefit of the Coldwell Banker Home Protection Plan, coverage for repairs and replacement is provided on covered* systems and appliances for the Seller. This seller coverage is effective during the listing period for up to 180 days, with one low deductible per service call.

Optional Seller HVAC Coverage
The Coldwell Banker Home Protection Plan offers a Seller’s HVAC Coverage Option. For $75.00, Sellers can also be protected against costly heating, air conditioning and ventilation repairs during the listing, with just one low deductible per service call. Safety – Home Inspections

Why should you get a home inspection if you’re SELLING your home?

If you intend to put your house on the market, a home inspection could identify items that would be called out on a buyer's inspection. This allows you to be proactive in making repairs, thereby putting your house in a more saleable condition. If a buyer knows most or all of the defects up front, the defects take on their proper perspective. Conversely, if the buyer's inspection finds defects, they take on ominous proportions.
Suspicion may turn into apprehension and eventually into negotiations or a deal that falls apart.

Historically, if a buyer is unaware of a defect prior to making an offer, the natural tendency is to negotiate the price once the defect becomes known after their home inspection. With prior knowledge from the seller's home inspection report, the defect instead is taken into consideration before the offer is made and there is less leverage for re-negotiations.

The seller's strongest position is at the time the buyer first presents an offer to purchase. If negotiation starts subsequent to the buyer's home inspection, the seller is mentally set for a sale, but perhaps more inclined to give concessions to avoid the deal falling apart. With prior knowledge a seller can either:

a) offer the house "as-is"
b) repair the defect using their contractor of choice
c) downgrade (e.g. remove a rotted deck or underground storage tank)

Above all, the seller's inspection report gives a fixed point of reference for everyone involved to work from before the sales agreement is signed.

How do I find a good Home Inspector?
Not all inspection companies are alike, and selecting the wrong company could cost you thousands of dollars in repair and replacement costs. Consider the following when shopping for home inspection companies.

  • Experience: How much experience do the inspectors have and how long have they have been in the business? The best home inspectors have been in business for years and have seen thousands of homes.
  • Home Inspection Training: Have the inspectors gone through any extensive home inspection training? In many states inspectors can simply call themselves home inspectors without any training or licensing.
  • Contractors License : Does the Inspector have a Contractors License? Oregon law requires individuals who perform home inspections of two of more components to be certified by the Oregon Construction Contractors Board (CCB). An Individual must pass a comprehensive test to become certified and must complete continuing education courses to renew their certificate. Check to see if an individual is licensed In Oregon at www.ccb.state.or.us.
  • Association Membership: Is the inspector a member of a professional home inspection organization? Companies that are affiliated with professional organizations are serious about what they do, and know about all the new developments in their fields. Some well-known trade associations are: American Society of Home Inspectors (ASHI), National Association of Home Inspectors (NAHI), and American Institute of Inspectors (AII). Inspectors in your area can be located through these associations.
  • Liability Insurance: Does the inspector carry Professional Liability Insurance (Errors and Omissions Insurance)? If you ever need to collect on a legal judgment, an inspector without insurance my not be able to pay your claim.
